If you would like to reserve a property, you first need to pay a holding deposit, which is equal to 1 weeks rent, and complete this application. Each tenant over the age of 18 will need to complete this application.
You will also need someone to act as a guarantor. They will be responsible for any debts you do not pay.
Once we receive your deposit and this form, we will arrange a formal credit check on you and your guarantor. All tenants are credit checked for insurance purposes.
If you answer all these questions correctly, but we decide not to take you on as a tenant, you will receive a full refund of your deposit.
If you answer any questions incorrectly, or any of your answers do not match the results of the credit check, and as a result we decide not to take you on as a tenant, you will lose your deposit. The deposit will be used to cover the cost of the credit check and re-advertising the property.
If we decide to go ahead with your tenancy, you will be required to pay a deposit equal to 5 weeks rent (an additional 4 weeks if you have already paid 1 week holding deposit), and your first months rent upfront before moving in.
We are also required by law to check you have a “right to rent”, more information here https://www.gov.uk/private-renting/document-checks.
